Position Overview:
We are seeking a highly motivated and experienced Zoning Operations Program Manager to oversee and optimize zoning strategies within our retail operations in Sharjah. This role will be pivotal in ensuring compliance with local zoning regulations, managing operational efficiencies, and driving business growth through strategic zoning initiatives. The ideal candidate will possess a strong understanding of retail zoning practices, excellent project management skills, and the ability to collaborate with cross-functional teams.
Key Responsibilities:
- Zoning Strategy Development: Develop and implement comprehensive zoning strategies that align with the company's retail objectives and regulatory requirements. Analyze market trends and zoning regulations to identify opportunities for expansion and optimization.
- Compliance Management: Ensure all retail operations comply with local zoning laws and regulations. Work closely with legal and compliance teams to address any zoning-related issues and maintain up-to-date knowledge of changes in zoning laws and regulations.
- Project Management: Lead zoning-related projects from inception to completion, including site selection, permit applications, and zoning approvals. Develop project timelines, budgets, and resource allocation plans to ensure successful project delivery.
- Cross-Functional Collaboration: Collaborate with various departments, including real estate, construction, and operations, to ensure alignment on zoning needs and objectives. Facilitate communication between teams to enhance project efficiency and address any zoning challenges.
- Stakeholder Engagement: Serve as the primary point of contact for internal and external stakeholders regarding zoning matters. Build and maintain relationships with local government agencies, community organizations, and other relevant stakeholders to facilitate zoning processes.
- Data Analysis and Reporting: Analyze zoning data and trends to provide insights that inform strategic decision-making. Prepare detailed reports and presentations for senior management on zoning operations, challenges, and opportunities.
- Training and Development: Provide training and guidance to team members on zoning regulations and best practices. Foster a culture of compliance and awareness regarding zoning operations within the organization.
Qualifications:
- Bachelor’s degree in Urban Planning, Business Administration, Real Estate, or a related field. A Master’s degree is a plus.
- Minimum of 5 years of experience in zoning operations, urban planning, or a related field, preferably within the retail sector.
- Strong knowledge of local zoning laws, regulations, and compliance requirements in the UAE, specifically in Sharjah.
- Proven experience in project management, with a track record of successfully managing zoning-related projects from initiation to completion.
- Excellent analytical and problem-solving skills, with the ability to interpret complex zoning regulations and data.
- Strong communication and interpersonal skills, with the ability to build relationships with diverse stakeholders.
- Proficiency in project management software and Microsoft Office Suite.
