Position Overview:
We are seeking a highly motivated and experienced Building Operations Manager to oversee the day-to-day operations of our real estate properties in Ajman. The ideal candidate will have a strong background in building management, maintenance operations, and tenant relations, with a commitment to maintaining high standards of service and operational excellence.

Key Responsibilities:
- Oversee the daily operations of multiple residential and commercial properties, ensuring they are maintained to the highest standards.
- Develop and implement operational policies and procedures to enhance efficiency and service quality.
- Manage relationships with tenants and address any concerns or issues promptly and professionally.
- Coordinate property maintenance, repairs, and renovations, ensuring minimal disruption to tenants and compliance with safety regulations.
- Supervise a team of maintenance staff and contractors, providing training and guidance to ensure high performance and professional development.
- Monitor and manage property budgets, including operational costs, maintenance expenses, and capital expenditures.
- Conduct regular inspections of properties to identify maintenance needs and ensure adherence to quality standards.
- Prepare and present regular reports on property performance, maintenance activities, and budget status to senior management.
- Liaise with local authorities and service providers to ensure compliance with regulations and standards.
- Implement and manage sustainability initiatives to promote energy efficiency and reduce environmental impact.

Qualifications:
- Bachelor's degree in Property Management, Business Administration, or a related field.
- A minimum of 5 years of experience in building operations or property management, preferably within the real estate sector.
- Strong understanding of building systems, maintenance processes, and safety regulations.
- Proven experience in managing teams and contractors effectively.
- Excellent communication and interpersonal skills, with a customer-centric approach.
- Strong organizational skills and the ability to manage multiple tasks and priorities simultaneously.
- Proficient in property management software and Microsoft Office Suite.

Desired Skills:
- Strong problem-solving skills and the ability to make decisions under pressure.
- Ability to work independently and as part of a team.
- Knowledge of local real estate market trends and regulations.
- Familiarity with budgeting and financial management in property operations.
